The idea came about while Will practiced as a retail Real Estate Agent. He saw practices that were not always in the best interest of competitor's clients. He saw how some agents used "tricks of the trade" to make out better personally. He saw poor negotiations. He saw rule violations. And while seeing those weaknesses from some of his competitors, he continually wondered how the Real Estate Agent got that client in the first place!

He learned most of the time people became clients of a particular Real Estate Agent by one of three (3) main triggers:

• They called a Real Estate Agent because of a sign, a flyer, or some other form of advertisement.
• They called into a Real Estate Agency for an inquiry, and then began working with a particular Agent simply because that Agent happened to be on "call duty" at the time of the call.
• They took advice from friends and/or family, who may have had less than a handful of real estate experiences.

There had to be a better way! When feedback was positive that his approach was more effective by using his leverage and influence, he expanded statewide from central Indiana. At this same time he was approached by a friend to make his system more attractive economically to his clients. He liked the idea, but rather than negotiate with each Agent, he decided to rebate some of his referral fees. The added benefit reinforced the whole concept of assisting clients.
